Weeks 2–8

Join the community. Watch the weekly digests and satellite notes arrive, ask the questions you'd be embarrassed to ask a seller, and pressure-test your budget and goals with people who've already done this.

When you're ready

Bring specific opportunities to us. We run the diligence checklist together — title, NA, TP standing, red flags — and you transact only when the paperwork earns it. We're on your side of the table throughout.

The short version

What “own” involves, step by step.

  1. 01
    Shortlist by scheme, not by brochure. Start from where you want to be relative to the plan — TP scheme, zoning, phase — and only then look at plots. Brochures work in the opposite direction, and that's by design.
  2. 02
    Title search (7/12 and beyond). Pull the revenue records and trace the ownership chain back thirty years. Gaps, disputed heirs, unreleased mortgages, or a seller who isn't actually the recorded owner — all of it surfaces here, and all of it is findable before you pay anyone.
  3. 03
    Verify NA status and scheme validity. Non-agricultural permission and a plot's standing inside its TP scheme determine whether you can ever build. 'NA will come later' is a sentence that should end a conversation, not start one.
  4. 04
    Encumbrance and litigation check. A registrar search for charges on the property, plus a court-records search on the seller and the land. Boring, cheap, and skipped by almost everyone who later wishes they hadn't.
  5. 05
    Sale deed, registration, mutation. The deed gets drafted (not photocopied from the last deal), stamp duty paid, the document registered, and — the step people forget — the revenue record mutated to your name. You're not done until mutation.
