Risk disclosure

Land — particularly in an emerging region — is an illiquid, concentrated, and lightly-regulated asset relative to listed securities. Principal risks include: infrastructure timelines slipping; thin or absent secondary markets; title, zoning and regulatory defects; counterparty default; and broad market cycles. You may not be able to exit when you wish, or at the price you expect.

Calculator outputs and any projections are illustrations that depend entirely on input assumptions. Master-plan figures are government targets, not guarantees — we label them as projections wherever they appear.

Our sourcing rule

Factual claims on this site cite public sources, linked where the claim appears and collected in the source library on the Why Dholera page. If you find a claim without a source — or a source that doesn't support its claim — tell us and we'll fix it or cut it.

Verify independently

Always verify land records via AnyROR Gujarat, project registrations via RERA Gujarat, and official plans via the Dholera SIR portal before transacting. Engage your own advocate and chartered accountant for any purchase.
