01The checklist

What we check before anyone pays.

Thirty-year ownership trace through revenue records. Every transfer accounted for; every heir signed off.

No live mortgages, charges, or attachments recorded against the plot.

Non-agricultural conversion granted for the intended use — or a clear, dated path to it.

Plot exists as a final plot in a notified scheme; deduction percentages and boundaries confirmed against the scheme record, not the seller's map.

Use permitted by the development plan matches what you're buying it for.

Court and tribunal records checked for the land and the sellers.

Identity, ownership standing, and — for companies — authority to sell.

Someone physically stands on the plot. Access, encroachment, and what the neighbours say the boundary is.

Money moves against registered documents through banking channels — never cash against a promise.

02Red flags

Sentences that should end meetings.

Assured returns

'12% assured' on land is either a loan dressed as a plot, or bait. Land pays when the city grows — nobody can assure that quarterly.

Unregistered 'bookings'

Allotment letters, tokens, and MOUs that never reach a registrar create enthusiasm, not ownership.

Book-today pressure

Real plots with clean papers survive a week of diligence. Anything that can't wait a week is priced for people who don't check.

Sub-plot resale chains

A big parcel sliced into tiny 'plots' resold through layers of agents — by the third hop, the paper trail is usually fiction.

Prices 'doubling every year'

If that were reliably true, the seller wouldn't need you. Appreciation stories should come with data and dates, not adjectives.
