What you can buy
Under FEMA, NRIs and OCIs can purchase non-agricultural immovable property in India — which is exactly what reconstituted TP-scheme plots are. Agricultural land is generally off-limits, which is one more reason the TP-scheme route matters for overseas buyers.
Paying for it
Purchases route through your NRE/NRO account via normal banking channels. Keep every inward remittance and payment document — your future repatriation case is built from this paper trail, transaction by transaction.
Power of Attorney, done right
A registered PoA lets a trusted person execute the purchase in India. Keep it specific (this transaction, not 'all my affairs'), have it notarised/apostilled where you live and adjudicated in Gujarat, and never grant it to anyone on the seller's side of the table.
Taking money back out
Sale proceeds can generally be repatriated through your NRO account subject to RBI limits and tax compliance — the practical ceiling is about documentation, not permission. Plan the exit paperwork on the day you buy, not the day you sell, and involve a chartered accountant familiar with FEMA both times.

The tax basics
TDS applies when you buy from (or sell as) an NRI, and capital-gains treatment depends on your holding period and treaty position. None of this is exotic — but it is personal, so get an hour with a cross-border CA before signing anything.

Timelines slip. Smart-city phases have moved before and can move again; treat every date as a target, not a promise.
Brokers oversell. Assured-return schemes and “prices double every year” claims are red flags, not opportunities.
Paperwork is everything. Title chains, NA status and TP-scheme validity make or break a plot — long before price does.
