Dholera Special Investment Region is India's first and largest greenfield smart city — roughly 920 sq km in Gujarat, planned from zero as a node of the Delhi–Mumbai Industrial Corridor, and developed by DICDL, a joint venture of the Government of Gujarat (51%) and the Government of India (49%). It's a city being built before its residents arrive: expressway first, airport first, semiconductor fab first.
Both exist side by side. Real: an operational 109 km access-controlled expressway (inaugurated March 2026), an airport whose runway completed civil works in December 2025, a ₹91,000 Cr Tata semiconductor fab about halfway through construction, and a 22.5 sq km activation area with trunk infrastructure over 95% complete. Hype: plots outside the SIR sold as 'Dholera', assured returns, and timelines nobody official ever committed to. Telling these apart is literally why this platform exists.
Fabs need stable power (a solar park targeting 5 GW by 2030 is being built here), abundant water, vibration-free land, policy support and room for an ecosystem. Dholera was master-planned to offer exactly that package — and DSIRDA is openly positioning it as 'Semicon City'. Tata Electronics and PSMC putting ₹91,000 Cr of fab here is the strongest third-party validation the plan has received.
The 109 km Ahmedabad–Dholera Expressway opened in March 2026 — access-controlled, four lanes expandable to eight. Once passenger flights begin at Dholera International Airport (expected around December 2026, not yet confirmed), the region will have its own air link too.
Resident Indians, yes — subject to Gujarat's land laws (agricultural land has additional restrictions; converted non-agricultural plots inside TP schemes are the practical route for most buyers). NRIs can buy non-agricultural land under FEMA rules. In every case, what matters most is the plot's legal standing: title, NA status, and TP-scheme validity.
We deliberately don't publish price tables — public asking prices in Dholera vary wildly with plot legality, scheme stage and distance, and quoting a number without those qualifiers is how buyers get misled. Bring us a budget in the community and we'll tell you honestly what it can and cannot get.
Three things gate everything else: a clean 30-year title chain, non-agricultural (NA) permission, and the plot's standing as a final plot in a notified TP scheme. Land is illiquid — exits can take months. Timelines slip — greenfield phases have moved before and can move again. Paperwork defects can make a cheap plot worthless. And a young market attracts sellers who exploit all three. If someone won't discuss these risks with you, they're selling, not advising.
